FICO floors, LTV, CLTV, loan amounts, DSCR, gift funds, and credit-event seasoning on this site are the guidelines we fund against. They are not a commitment that a file hits the maximum. Not every borrower or property will qualify. If we can structure it, we fund it. That is not 'everyone approved.'
The qualify form asks for a credit range, not a Social Security number. Sending a scenario does not pull credit and does not create an application. A pull happens later, with consent, when we fund the loan.
