DSCR questions

What is DSCR?

Gross monthly rent divided by PITIA: principal, interest, taxes, insurance, and HOA. At 1.00x the rent covers the payment. At 1.25x pricing is usually better.

Do you need tax returns?

Not on a standard DSCR file. Zero tax returns is the point. Credit and a rent schedule are still required. Reserves depend on the screen.

What if the ratio is under 1.0?

Flexible DSCR allows DSCR below 1.0, starting at 620 FICO, with reserves that start at three months. It is a different screen than a 1.25x rental.

What leverage do you fund?

A clean purchase often screens near 80% LTV. Cash-out more often lands at 70 to 75%. Stronger files can reach 85% purchase or 80% cash-out. 600 FICO is 60% LTV. 620 can be 65%, including cash-out. No-ratio on the $1.5M screen is up to 55% CLTV. Other screens have no DSCR floor. Those are guidelines, not a promise.

Can the loan close in an LLC?

Yes. LLC vesting is normal on DSCR. Personal credit is still reviewed.

Do you fund Airbnb?

Yes. Some screens take short-term rentals up to 80% CLTV. Vacant property is eligible on the $4M screen. Other STR files are tighter than a long-term lease.

What about ITIN or a foreign national?

Flexible DSCR allows ITIN. Investor no-ratio allows foreign nationals and ITIN, with no FICO floor and 55% CLTV.

Is this a guaranteed approval?

No. If we can structure it inside the guideline, we fund it. Seasoning, occupancy, and condition still have to be confirmed.
