Georgia is a yes. The line still has to fit the equity.

We do HELOCs in Georgia. The first mortgage stays. Combined loan-to-value usually screens at 80 to 85%, including that mortgage. Primary, second home, and rental all work. Bank statements can qualify up to $1 million. A DSCR HELOC uses rent, up to $1 million first lien or $500k second. The qualify form is not a hard pull and not an approval. County taxes and insurance still have to match the property. A homestead exemption on a house you now rent is the wrong tax number. We text. We do not call.

Do you cover every Georgia county?

The state is in. The property still has to appraise and be lien-clean.

Is Florida the same?

Florida, Tennessee, Alabama, North Carolina, and South Carolina are the other HELOC states. Everywhere else is a no on this product.

Can I close in an LLC?

On the screens that allow it, including bank-statement. Ask. Consumer HELOCs often want a person.
