This is the DSCR program for the file that is real but not pretty. Starting FICO is 620. Combined leverage screens up to 80%. The highest representative score is used when there is more than one borrower. First-time buyers and first-time investors are eligible. Short-term rentals and ITIN are eligible. DSCR below 1.0 is eligible. Reserves start at three months. No tax returns. We structure it. We fund it when the guideline hits. Max LTV is not a promise.

What we still need. Short list.
- Credit is still reviewed. A lower score changes leverage, it does not skip the file.
- Reserves and down payment, sourced.
- Appraisal plus a lease, market rent, or a short-term rent schedule.
- Entity documents if you close in an LLC.
Questions
How is this different from standard DSCR?
Standard wants about 1.00x and prices better at 1.25x. Flexible is built to allow a ratio under 1.0 and a 620 starting score.
Are three months of reserves always enough?
That is where they start. STR, credit, and leverage can ask for more.
Can I cash-out on this program?
Yes when the guideline allows it. Cash-out is still usually tighter than a purchase. We confirm it on the file.
