Selling is a loan decision if the mortgage is the reason.
Hold or sell is not a vibe. If the loan payment is why you want out, a DSCR refinance or a HELOC might change the math. If the house needs work you will not do, or the rent cannot cover a new payment even with more down, selling can be the cleaner exit. We do not guess your tax bill. We will show the payment, the cash-out, and the prepayment penalty next to a sale that pays the agent and the mortgage. You pick. We do not talk you into a loan that only works if the rent jumps.
Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

What we fund
- Owners on the fence after a rate shock
- A rental that cash-flows once the bridge is gone
- A house that should be sold, and we will say so
What we still need. Short list.
- Credit is still reviewed. A lower score changes leverage, it does not skip the file.
- Reserves and down payment, sourced, when that screen asks for them.
- Appraisal plus a lease, market rent, or a short-term rent schedule.
- Entity documents if you close in an LLC.
Questions
Will you tell me to sell?
If the rent cannot carry a loan we can structure, yes. We would rather lose the file than invent a ratio.
Can I cash-out and still sell next year?
You can. Price the prepayment penalty first. It may eat the cash.
Do you list the house?
No. We finance. A realtor lists.
