If there is no payment, it is not our HELOC.

A home equity contract, or equity share, gives an investor a piece of future value. It is not a HELOC, even when the ad says no monthly payment. A HELOC has a balance, a rate, and a payoff. You can draw it down to zero and the lien can be released. An equity contract follows the home's value and can cost more if the house rises. We do not offer that product and we will not describe it as a HELOC. If someone promised no payment and no interest, read the contract before you sign away future equity.

Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

  • The property state. HELOC is only GA, FL, TN, AL, NC, and SC.
  • Income path: full doc, bank statements, or rent on a DSCR HELOC.

Not if you give away a chunk of the sale. Run the dollars, not the slogan.

Can I refinance out of an equity contract later?

That depends on their contract, not on our HELOC. Get their payoff terms in writing.
