Opening the line is not always the same as taking the cash.
Some HELOC programs want an initial draw at closing, a percent of the line, so the loan is actually used. Others let you open the line and draw later. If you only want the line as a safety net, say that before we pick a program. A required draw means you start paying interest on money you did not need yet. You can often pay it back, but the fee and the interest already happened. We will name the rule on the screen we quote. We will not leave it for the closing table.
Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

- The first mortgage balance, rate, and whether it can stay.
- A value we can support, and the cash you actually want.
- The property state. HELOC is only GA, FL, TN, AL, NC, and SC.
- Income path: full doc, bank statements, or rent on a DSCR HELOC.
Questions
Is the initial draw the full line?
Usually no. It is a minimum. The rest stays available if the program works that way.
Can I repay the initial draw the next week?
Often yes. Fees can still make a one-week borrow a bad trade. Read the fee guide.
Does an unused line cost a payment?
Interest should be zero if the balance is zero. An annual fee might still exist. We will say so.
