HELOC guide
Extra money should cut the balance, not sit as a prepayment.
On most HELOCs, paying extra reduces the balance, and during the draw period you may be able to borrow that room again. That is different from a mortgage prepayment that just moves the next due date. Read the note before you wire a bonus. If the goal is to kill the line, ask whether a large payment closes it and whether a fee applies. If the goal is a lower interest bill, pay principal and stop drawing. We do not service every line we place. The statement from the servicer is the instruction, not a blog.
Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.
The screen
| Move | Check the note |
|---|---|
| Extra principal | Does it reduce the balance immediately |
| Redraw | Does paying it down reopen the credit |
| Close the line | Is there an early-closure fee |
| Autopay | Is it interest only or principal too |
What we fund
- Borrowers who want the line gone
- People using the HELOC like a checking account
- A bonus that should retire the project debt
What we still need. Short list.
- The first mortgage balance, rate, and whether it can stay.
- A value we can support, and the cash you actually want.
- The property state. HELOC is only GA, FL, TN, AL, NC, and SC.
- Income path: full doc, bank statements, or rent on a DSCR HELOC.
Questions
Is there a prepayment penalty?
Many HELOCs do not have one. Some charge if you close early. The note wins.
Should I pay the HELOC or the first mortgage?
Usually the higher rate first, which is often the HELOC. If the HELOC is the only variable payment, that is another reason.
Can you recast it?
Only if that servicer offers a recast. Do not assume a HELOC works like a 30-year mortgage.

These are the guidelines we screen. They are not a promise that your file hits the maximum. Credit-event seasoning, occupancy, and property condition still have to be confirmed. Not a commitment to lend. We text. We do not call.
