A remodel is cheaper than moving only if you write both budgets.

Moving means selling costs, a new down payment, and a new mortgage rate. Staying means a HELOC or a cash-out, plus the contractor, plus the payment. Put both on one page before you demo a kitchen. If your first mortgage is cheap, a HELOC usually beats replacing it just to fund cabinets. If the house cannot become the house you need, even with the line, moving is the honest answer. We finance the stay. We do not list the house. The example you build is not an appraisal and not an approval.

What if the remodel runs over?

Read the change-order note. Fund the gap before you approve the extra work.

Can the HELOC cover the whole bid?

Only inside the combined LTV. The bid does not raise the value dollar for dollar.
