Soft pull

See HELOC options without a hard pull.

The qualify form asks for a credit band, not a Social Security number. Sending it does not pull credit and does not create an application. We text the HELOC options. We do not call. A hard pull happens later, only with your consent, if the file moves toward funding. A quote is not an approval. Combined leverage on a HELOC is often 80 to 85%, the first mortgage stays, and the rate is Prime plus a margin disclosed before you sign. HELOC only in GA, FL, TN, AL, NC, SC.

What we fund

  • Owners who refuse a random hard pull
  • HELOC and DSCR scenarios in one text
  • People comparing a line to a cash-out

What we still need. Short list.

  • Name, mobile, email, and the property state
  • A credit band, not a score promise
  • Enough equity to talk about a line

Questions

Does this affect my credit score?

Sending the scenario does not. A later hard pull can, and only if you agree.

Is the soft pull an approval?

No. It is not a commitment to lend.

Which HELOC should I ask about?

Bank-statement if you are self-employed. DSCR HELOC if the rent should qualify the line.

These are the guidelines we screen. They are not a promise that your file hits the maximum. Credit-event seasoning, occupancy, and property condition still have to be confirmed. Not a commitment to lend. We text. We do not call.
