Bridge
Bridge cash-out. 500 FICO. Up to 50% LTV.
Bridge is the short loan for a property or a timeline that a 30-year DSCR will not touch yet. The guideline starts at a 500 FICO, from $100K to $5M, and up to 50% LTV on cash-out. Mixed-use, multifamily, and property in poor condition are considered. Foreclosure bailout is in the name of the program. 50% is the screen. It is not 100% of purchase plus rehab, and it is not a guaranteed close. Use it to stabilize. Exit into DSCR when the rent is real.

What we fund
- Bailouts
- Rough houses before a DSCR exit
- Mixed-use and small multifamily
What we still need. Short list.
- Equity inside 50% LTV
- An exit, usually DSCR once it is rentable
- Eyes open: this is not a 100% rehab loan
Questions
Will you fund 100% of purchase and rehab?
No. Cash-out on this bridge screens up to 50% LTV.
Is 500 the only score?
500 is the minimum on the guideline. Cleaner credit does not have to use bridge.
What is the exit?
Usually a DSCR refinance when there is rent. See the BRRRR page.
