Is this a fix and flip?

No. Not construction, not a heavy rehab, not land, and not a flip. The rental has to be turnkey or move-in ready. If the house needs work, that is a different door.

How fast can it close?

What are the terms?

$150K to $3M. Up to 65% of as-is value. 6 to 24 months, interest only. Origination is 2 points. Pay it off early and you still owe 6 months of interest. Those are guidelines, not a quote.
