80% is common. It is not the maximum on every file, and it is not a promise.
Down payment is the gap between price and loan. A clean DSCR purchase often screens near 80% LTV, which is about 20% down before costs. Cash-out usually lands at 70 to 75%. Stronger borrowers can reach 85% on a purchase or 80% on cash-out. 600 FICO is a 60% LTV screen. 620 can be 65%, including cash-out. No-ratio is tighter, often 55% CLTV. Credit, reserves, rent, and property type move the number. The cap in a headline is not your approval.
Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

- Buyers pricing the down payment before the offer
- Cash-out where the LTV is the constraint
- Low-score files that still have equity
What we still need. Short list.
- Credit is still reviewed. A lower score changes leverage, it does not skip the file.
- Reserves and down payment, sourced, when that screen asks for them.
- Appraisal plus a lease, market rent, or a short-term rent schedule.
- Entity documents if you close in an LLC.
Questions
Is 15% down enough?
Only if that screen goes to 85%. Most clean purchases are closer to 20% down. We will not stretch a 15% story onto an 80% guideline.
Does a higher down payment fix a low DSCR?
It can. A smaller loan means a smaller payment, which can lift the ratio. It does not erase a credit or property problem.
Are closing costs part of the down payment?
No. Budget them on top, plus reserves.
