No FICO floor. One day out of BK.
We do not pretend every score gets 80% LTV. We do fund credit that retail will not touch, on the right program. Flexible DSCR starts at 620 and can include DSCR under 1.0. Investor and owner-occupied no-ratio have no FICO floor, with leverage at 55% CLTV, and the guideline allows one day out of bankruptcy. Mortgage lates are allowed on the owner-occupied no-ratio screen. Seasoning still has to be confirmed. A lower score changes the structure. It does not mean we walk away.

- Credit is still reviewed. A lower score changes leverage, it does not skip the file.
- Reserves and down payment, sourced.
- Appraisal plus a lease, market rent, or a short-term rent schedule.
- Entity documents if you close in an LLC.
Questions
Is there really no minimum FICO?
On the no-ratio guidelines, yes, there is no FICO floor. Leverage is the trade, up to 55% CLTV. Flexible DSCR is different and starts at 620.
Will a bankruptcy yesterday work?
No-ratio lists one day out of bankruptcy. We still confirm it. Listing it is not an approval.
Does the qualify form pull credit?
No. It is a scenario. A pull happens later, with consent, if we move the file.
