ITIN and foreign nationals. The rental can qualify.
Flexible DSCR lists ITIN as eligible, starting at 620 FICO, with DSCR allowed below 1.0 and reserves from three months. Investor no-ratio goes further on credit: no FICO floor, no DSCR calculation, foreign nationals and ITIN eligible, up to 55% CLTV and $1.5M. Neither path uses a personal tax return as the qualifier. Passport, ITIN, entity, and source of funds still have to be confirmed. We text the path that fits. We do not call.

- Credit is still reviewed. A lower score changes leverage, it does not skip the file.

Questions
Do I need a Social Security number?
Not to ask for options. Do not put an SSN in the qualify form. ITIN and foreign national files have their own identity docs later.
Which program if my score is thin?
If there is no usable score, look at investor no-ratio and the equity. Flexible DSCR wants a starting point of 620.
Is this nationwide?
DSCR: nationwide [CONFIRM: licensed states]. HELOC: GA, FL, TN, AL, NC, SC only. Put the property state on the form.
