No DSCR math. No FICO floor. 55% CLTV.
Investor no-ratio is for the rental that should not be forced through a DSCR calculation. No minimum FICO. No DSCR math. One day out of bankruptcy is in the guideline. Foreign nationals and ITIN are eligible. The screen is up to $1.5M, 55% CLTV, and a 30-year fixed. Minimum loan is $125K and the property needs at least $150K of equity. That 55% is the guideline we screen, not a promise.

What we fund
- Investors who cannot or should not show a DSCR
- Credit events, including one day out of bankruptcy, when the equity is there
- ITIN and foreign national borrowers
What we still need. Short list.
- Credit is still reviewed. A lower score changes leverage, it does not skip the file.
- Reserves and down payment, sourced.
- Appraisal plus a lease, market rent, or a short-term rent schedule.
- Entity documents if you close in an LLC.
Questions
Is owner-occupied no-ratio the same program?
No. Owner-occupied and second-home no-ratio is its own guideline: no income, no DTI, no FICO floor, up to $1.5M and 55% CLTV. Investor no-ratio adds the DSCR waiver, ITIN, and the equity minimum.
Why is leverage only 55%?
Because the ratio and the score floor are gone. Equity is the trade. Up to 55% CLTV is the screen.
Do you still confirm bankruptcy seasoning?
The guideline says one day out. We still confirm the file. A guideline is not an approval.
