No income verification. The property qualifies.

On a standard THEMONEYDOOR DSCR loan, personal income is not the test. No W-2s. No tax returns. No pay stubs. Gross rent divided by PITIA is the ratio. At about 1.00x the rent covers the payment. At 1.25x pricing is usually better. We still look at credit, reserves, and an appraisal or rent schedule. That is a screen, not a promise of max leverage.

  • Credit is still reviewed. A lower score changes leverage, it does not skip the file.
  • Reserves and down payment, sourced.
  • Appraisal plus a lease, market rent, or a short-term rent schedule.
  • Entity documents if you close in an LLC.

Questions

Does no income verification mean no documents at all?

No. You skip personal income docs. You still need the property file: credit, assets, appraisal, and a rent schedule or lease.

Is this the same as a no-ratio loan?

No. Standard DSCR still calculates rent divided by PITIA. No-ratio is a separate program with no DSCR calculation and tighter leverage, often 55% CLTV.

What DSCR do you want?

About 1.00x is the usual floor on a standard file. 1.25x usually prices better. Below 1.00 can still be a Flexible DSCR file, not this same grid.

Do you call after I qualify?
