Your tax return shows a loss. The rental does not care.
Self-employed borrowers get declined on conventional loans because the return shows a low number after write-offs. Standard DSCR does not ask for that return. The rental's rent against PITIA is the income test. We still pull credit and look at reserves. If the deal is a primary home, not a rental, DSCR is the wrong product. Bank-statement and no-ratio programs exist for houses you live in. Do not send a rental file as a HELOC just because the return looks empty.
Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

- Credit is still reviewed. A lower score changes leverage, it does not skip the file.
- Reserves and down payment, sourced, when that screen asks for them.
- Appraisal plus a lease, market rent, or a short-term rent schedule.
- Entity documents if you close in an LLC.
Questions
Do you ever want the tax return?
Not to qualify standard DSCR. If you want a conventional loan priced off income, then yes.
Can the business income help the DSCR?
No. Business income is not added to rent. The ratio is the property.
What if I am one year into the business?
Fine for DSCR. The business age is not the rent test.
