Signing day is not spending day.

On a primary home, a HELOC usually has a rescission period after you sign, often three business days, before money moves. A rental or second home may not have that same wait. Even then, the draw has to clear. Do not schedule the contractor for the evening of closing. Do not wire a private lender from money that is not in the account. We will tell you the funding date on your file. A blog cannot know your rescission clock.

Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

Can I waive rescission?

No. If it applies, it applies.

Do weekends count?

Business days. A Friday signing often means the middle of the next week.

Is the whole line available that morning?

The amount you are allowed to draw, after any required initial draw rules. Not a minute before funding.
