The text is not a hard pull. The application is, and we ask first.
Sending the qualify form does not pull credit. We use the range you give us to see if a screen is even plausible. A hard inquiry happens when you authorize an application, later. Shopping two real applications close together can still leave more than one inquiry. Do not let a contractor, a bank, and us all pull you in the same week unless you mean to. We text. We do not call. We do not pretend a pre-qual is an approval.
Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

What we fund
- People who are inquiry-sensitive
- A comparison that should stay a comparison
- Borrowers who already know their score band
What we still need. Short list.
- The first mortgage balance, rate, and whether it can stay.
- A value we can support, and the cash you actually want.
- The property state. HELOC is only GA, FL, TN, AL, NC, and SC.
- Income path: full doc, bank statements, or rent on a DSCR HELOC.
Questions
Will you soft-pull without asking?
No. The form is not a pull. A later pull is disclosed.
Does a hard pull kill the score?
It can dip it. Mortgage and HELOC shopping is not a reason to open five cards the same month.
What score do you need?
It depends on the screen. Bank-statement and DSCR HELOCs are not the same grid. Send the band.
