The sale pays the HELOC off. Order the payoff before you price the house.

A HELOC is a lien. At closing it gets paid from the sale, along with the first mortgage and the costs. If you drew the line to zero, the payoff may be fees only, but the title company still needs a release. Order the payoff early. A frozen or maxed line does not block a sale by itself. It blocks the sale if the price cannot cover both liens. Do not take a new draw after you are under contract unless you enjoy a moving target. We are not your listing agent.

Sending a file is not an approval and not a credit pull. We text the same business day. We do not call. If we can structure it, we name the door. If we cannot, we say so.

Questions

Can I transfer the HELOC to the buyer?

No. They get their own loan. Yours is paid off.

What if the sale price is short?

Then both lenders have to agree to a short payoff. That is not a standard HELOC. Call it what it is.

Does listing the house freeze the line?

The servicer might if they know. Read the agreement. Do not draw against a house you have already sold in your head.
