No-ratio
Owner-occupied no-ratio. No FICO. No DTI.
This is for a primary or second home when income math and a credit score should not be the gate. No minimum FICO. No income calculation. No DTI. One day out of bankruptcy is in the guideline. Mortgage lates are allowed. The screen is up to $1.5M and 55% CLTV. We fund it when equity and the property match. 55% is not a suggestion and it is not a promise that every file gets the cap.

What we fund
- Primary homes with equity and a credit story
- Second homes
- Borrowers one day out of bankruptcy
What we still need. Short list.
- Equity inside 55% CLTV
- The property, not a tax return
- Seasoning confirmed on the file
Questions
Is this a DSCR loan?
No. There is no DSCR calculation and no income calculation. Investor no-ratio is the rental version.
Why not 80% LTV?
Because the score floor and the DTI are gone. Equity is how the file works.
Do lates kill it?
Mortgage lates are allowed on this guideline. We still confirm the file.

These are the guidelines we screen. They are not a promise that your file hits the maximum. Credit-event seasoning, occupancy, and property condition still have to be confirmed. Not a commitment to lend. We text. We do not call.
