Investor no-ratio
Investor no-ratio. No DSCR. No FICO floor.
Investor no-ratio drops both the score floor and the DSCR calculation. Foreign nationals and ITIN are eligible. One day out of bankruptcy is in the guideline. Up to $1.5M, 55% CLTV, 30-year fixed. Minimum loan is $125K. The property needs at least $150K of equity. Bring the rental. We do not ask for the tax return. We do ask whether the equity is real.

What we still need. Short list.

- Identity and source of funds
- Confirmation that the guideline still fits the property
Questions
Can I do this on a primary home?
Use owner-occupied no-ratio for primary and second homes. This page is the investor program.
Is 55% the max?
Up to 55% CLTV is the screen we publish. It is not a promise on your file.
What if I can show a 1.0 DSCR?
Then Flexible or standard DSCR may get you more leverage. We will say so.

These are the guidelines we screen. They are not a promise that your file hits the maximum. Credit-event seasoning, occupancy, and property condition still have to be confirmed. Not a commitment to lend. We text. We do not call.
